Kitchen & Bathroom Remodeling in Leesburg, VA

Request Free Estimate

Kitchen and bathroom remodeling in Leesburg, VA works best when the design plan and the approval plan are developed together. Inside the Town of Leesburg, even an interior renovation can involve a Town zoning permit before a Loudoun County building permit is released. The home itself also matters, from properties near the historic core to townhouses and newer subdivisions with very different room sizes and layouts.

Virginia Kitchen & Bath helps Leesburg homeowners plan kitchens and bathrooms around those real conditions. Our showroom at 213 Crescent Station Terrace SE gives you a local place to compare cabinetry, countertops, tile, flooring, fixtures, and other selections before construction begins.

Instead of starting with a list of products, we start with what the room needs to do better and which parts of the existing space are worth changing.

Start With the Scope Before You Start With Finishes

The most expensive-looking feature is not always the change that improves a room the most. Before selecting cabinets or tile, it helps to decide whether the project is primarily a finish update, a storage and layout improvement, or a larger reconfiguration that affects walls, utilities, and permits.

Separate Cosmetic Changes From Construction Changes

Replacing finishes within an existing layout is different from moving plumbing, adding electrical circuits, changing ventilation, or altering walls. Those decisions influence which trades are involved and how much work happens behind the finished surfaces. We define those differences early. A homeowner may decide that keeping a sink or shower in place is the right tradeoff, or that relocating it is worth the added work because the existing room does not function well. The point is to make that choice deliberately before the design is locked.

Check the Property Address Before Planning the Permit Path

Leesburg projects have an approval sequence that is easy to oversimplify. The Town states that many home improvements require a Town zoning permit, a Loudoun County building permit, or both. For properties inside Town limits, Loudoun County requires the approved Town zoning permit with the building-permit application.

Interior Alterations Need a Floor-Plan Sketch

For interior alterations, the Town asks for a floor-plan sketch as part of its zoning application. County requirements then depend on the construction scope and may include separate electrical, plumbing, mechanical, or gas trade permits. Knowing which approvals apply before construction helps keep permit work from becoming an afterthought.

Treat Historic-District Exterior Work as Its Own Decision

Leesburg's Old and Historic District is a locally regulated overlay district. The Town requires a Certificate of Appropriateness for exterior changes in that district, and the Board of Architectural Review handles projects that require formal review. That can become relevant to an interior kitchen or bathroom project if the scope also changes something outside the room, such as a window, exterior door, visible vent, or other exterior feature. Keeping the interior design and any exterior work clearly separated makes it easier to identify when preservation review enters the project.

Kitchen Remodeling Planned Around the Whole Room

A kitchen has to support more than cooking. Groceries need a place to land, dishes need to move from use to cleanup, small appliances need storage, and people often pass through the room even when they are not preparing food.

Depending on what needs to change, the kitchen scope can combine cabinet replacement, new surfaces, flooring, lighting, appliance changes, and trade work for plumbing or electrical systems. Those elements are planned around the room's daily routines instead of being treated as a checklist of upgrades.

Rather than designing around one feature first, we look at how the refrigerator, pantry, sink, prep surfaces, cooking area, and cleanup zone relate to one another. This can reveal problems that are easy to miss on a finish board. A refrigerator door may interfere with a walkway. A prep counter may be too far from the sink. A pantry may hold plenty of food but sit in the busiest circulation path. Correcting those relationships can matter more than adding another decorative element.

Kitchen storage works better when each cabinet has a reason to be there. Everyday dishes may belong close to the dishwasher. Pots and pans may be easier to reach in deep drawers near the cooking area. Tall pantry storage can keep food, small appliances, or less-used items together without spreading them across several cabinet runs. We plan cabinetry around what needs to be stored and how often it is used. That creates a more useful kitchen than simply filling every available wall with cabinet boxes.

An island can add prep space, seating, storage, or a place for appliances, but it also changes the circulation around the room. A large island is not automatically a better island. We look at the available clearances and the jobs the island is supposed to perform. In some kitchens, one well-proportioned island can organize the room. In others, a smaller island, peninsula, or uninterrupted perimeter counter may keep the space easier to move through.

Bathroom Remodeling Based on How the Room Is Used

A primary bathroom, hall bath, and powder room do not need to solve the same problems. The right plan depends on who uses the room, when they use it, what needs to be stored there, and which features currently create friction.

Bathroom remodeling can include vanities, showers, tubs, tile, flooring, lighting, ventilation, fixtures, storage, and layout changes. The best combination is the one that makes the room easier to use without adding complexity that does not provide a real benefit.

When a bathroom footprint allows some flexibility, homeowners still need to decide where that space matters most. A larger shower may be more useful than a separate tub. More vanity counter space may matter more than an oversized linen cabinet. Better clearance around doors and fixtures may improve the room more than adding another feature. We use the available footprint to prioritize the functions the household will notice every day.

A vanity can provide plenty of cabinet volume and still leave daily items scattered across the counter. Drawer organization, medicine storage, linen space, electrical access, and the location of frequently used products should be considered together. Thinking through those details during design helps keep the finished room organized without relying on countertop storage for everything.

Bathrooms need finishes that look right, but the surfaces are only part of the room. Water management continues behind the tile, while the ventilation plan has to address the humid air produced by bathing. Those systems should be planned while walls and floors are open. Coordinating them with tile layouts, lighting, fixtures, and cabinetry makes the finished bathroom easier to build as one complete room rather than a collection of separate selections.

How Permits Work for a Leesburg Remodel

The Town of Leesburg and Loudoun County have separate roles in the permit process. The Town's home-improvement guidance lists interior or basement finish-out as requiring a Town zoning permit and a Loudoun County building permit. The Town also states that Loudoun County will not release a building permit until the Town zoning permit is approved.

For interior-only alterations, the Town asks applicants to provide a floor-plan sketch with the zoning submission. Loudoun County's residential alteration guidance requires an approved town zoning permit when the property is inside an incorporated town and identifies electrical, gas, mechanical, and plumbing trade permits when those systems are part of the work.

Historic review is another layer for certain properties. Leesburg's Old and Historic District requires a Certificate of Appropriateness for exterior changes. Projects that add or alter exterior windows, doors, vents, or other visible elements should therefore be checked for preservation requirements before those details are finalized.

The exact path still depends on the property and scope. We identify the relevant approval questions during planning instead of assuming every Leesburg remodel follows the same permit sequence.

Our Kitchen and Bathroom Remodeling Process

A clear sequence helps turn design ideas into decisions that can actually be built.

1

Project consultation

We discuss how the room is used, what is not working, and what you want the finished space to accomplish.

2

Site measurements and scope

We document the existing room and separate simple finish changes from layout, utility, or construction changes.

3

Design and selections

The layout develops alongside cabinetry, countertops, tile, flooring, fixtures, hardware, and other materials so the pieces work together.

4

Preconstruction coordination

We confirm the approved scope, identify applicable Town and County permit needs, coordinate material orders, and organize the work sequence.

5

Build and closeout

Construction follows the finalized plan, and the finished room is reviewed at the end of the project.

No single duration fits every remodel. Permit review, structural work, trade scope, product availability, and the amount of construction all shape the schedule, so timing is set from the final Leesburg scope rather than a stock estimate.

Leesburg Neighborhoods and Communities

Leesburg includes a historic downtown as well as established neighborhoods and subdivisions such as Exeter, Potomac Crossing, Potomac Station, Edwards Landing, Tavistock Farms, Kincaid Forest, Greenway Farms, and Meadowbrook Farm. Virginia Kitchen & Bath has also completed remodeling work in the River Creek area.

Those communities do not all present the same type of home or remodeling scope. If you are searching for kitchen and bathroom remodeling near me in the Leesburg area, confirm the property address when scheduling so the applicable service area and local approval path can be identified.

Keeping Design and Construction Connected in Leesburg

Layout, product selection, permitting questions, and construction planning stay connected instead of being handled as separate conversations, which often helps homeowners make better remodeling decisions.
The Virginia Kitchen & Bath Leesburg showroom is located at 213 Crescent Station Terrace SE, Leesburg, VA 20175.
The Leesburg location is part of Virginia Kitchen & Bath's six-showroom regional network.
Local homeowners get a place to compare materials while the project is still being planned.

See Completed Kitchen and Bathroom Remodels

Examples in the Virginia Kitchen & Bath portfolio cover kitchens, bathrooms, and broader renovation work. The company's current Leesburg page also features completed Leesburg kitchen and bathroom work, including projects in the River Creek area.

Looking at completed projects is useful for more than choosing a style. It can help you notice cabinet proportions, storage ideas, tile transitions, lighting choices, and layout details worth discussing during your own design process.

We used Virginia Kitchen & Bath for our kitchen and bathroom renovation and had a great experience. For the kitchen, we wanted a more open concept, so they opened up the space between the kitchen and dining area and helped us figure out a layout that made everything flow better. We also replaced the tub in our bathroom with a walk-in shower, which was something we had wanted to do for years. Both spaces feel so much bigger now without feeling overdesigned. The team was easy to communicate with and really listened to what we wanted. Very happy with how everything turned out.

Mel did an outstanding job of managing our project and the proof is in our beautiful results. She provided great communication every step of the way, kept the project on schedule, and followed up to be sure we were 100% satisfied with the results. At the showroom, Bo helped us choose the best designs and Leon worked out an amazing deal. We couldn’t be happier and look forward to doing a bathroom remodel next year!

I can’t say enough positive things about my experience with Virginia Kitchen and Bath with the bathroom remodels at my house. All parties involved were knowledgeable and professional at all phases of the project. Designers Anna and Italo listened to my preferences and understood my vision. They made excellent recommendations with all the materials and I am overjoyed with how awesome everything looks. Both project managers Amin and Diyar communicated updates to me in a timely manner. When decisions needed to be made they always consulted me and explained the options so that I could make an informed decision. The crew went above and beyond with their work ethic and attention to detail. I was amazed with their craftsmanship in making the bathrooms look magazine ready. They took extreme care with cleaning at the end of each day so that we were not inconvenienced. What started as one bathroom project grew to 2 because we were so happy with how things turned out.

We couldn’t be happier with our experience with Virginia Kitchen & Bath! They completely renovated both our master bathroom and guest bathroom, and the finished results are absolutely beautiful. The quality of the work and attention to detail were better than we could have hoped for. A huge thank you to Berat, our project manager, William, the crew lead, and Benjamin and Rivaldo. They were all fantastic to work with. From the beginning, they were professional, efficient, incredibly skilled, and always responsive whenever we had a question or needed something. It was clear that they genuinely cared about doing the job right and making sure we were happy with the results. Having two bathrooms fully renovated is a big project, and we really appreciated how smoothly everything came together. The team was respectful of our home, kept things moving, and took great pride in their work. We absolutely love our new bathrooms and have already received so many compliments! We would wholeheartedly recommend Virginia Kitchen & Bath to anyone considering a renovation. Berat, William, Benjamin, and Rivaldo did an amazing job, and we’re very grateful for all their hard work. Thank you for giving us bathrooms we absolutely love!

We hired Virginia Kitchen and Bath to give our kitchen a more modern look and open up the space. The biggest change was removing the wall between the kitchen and living area, which made a huge difference. They also installed custom cabinets and extended our island so we finally have enough room for cooking, eating, and having people over without everyone feeling crowded. I was a little nervous about removing the wall at first, but the whole process went much smoother than I expected. The kitchen feels bigger, brighter, and honestly like a completely different house. Really happy we decided to do it.

The Chantilly location of Virginia Kitchen & Bath performed construction services for the remodel of our new home in Leesburg, Virginia. There wasn’t a single room of the house we didn’t touch, including the kitchen, four bathrooms, powder room, two primary closets, new stairwell, basement bar, and laundry room. Led by then Project Manager, Berat, the team did an outstanding job! We are pleased with the quality of the work and materials, but most importantly, the reliability of the team. The work was performed while we were living in Colorado, and despite our being absent, the construction crew reliably showed up each day, and Berat sent us pictures of the progress via text. Extremely impressed with this team and Berat in particular!

We worked with Virginia Kitchen & Bath for our kitchen renovation and overall had a great experience. Our kitchen was pretty dated and the layout just didn’t work well for us anymore. Their team helped us make better use of the space and gave us some ideas we honestly wouldn’t have thought of ourselves. We ended up with more storage, better lighting, and a much cleaner layout. The whole process felt organized and communication was good whenever we had questions. The kitchen feels completely different now and much easier to use every day.

Virginia Kitchen & Bath did an outstanding job with our condo kitchen remodel. Since we were working with limited square footage, their designer focused on making every inch useful. They added tall cabinetry for extra storage, a slim pull-out pantry, integrated trash storage, and a compact peninsula that gives us additional prep space without blocking the walkway. The team also coordinated the installation carefully with our building requirements, which made the process much easier for us. The finished kitchen feels surprisingly spacious, organized, and much more enjoyable to use.

We love the design and installation as well as service that we received from Virginia Kitchen and Bath. They helped us craft a beautiful design for our kitchen remodel and completed the work in a timely and professional way. But what we didn't expect was the superior service we received several years after project completion. When the microwave used in that project no longer worked, I called the company hoping that they would coordinate the installation of a new purchase. In short order, they sent technician, Ihsan, to help with the removal of the old appliance. And, in that same short amount of time, once the new microwave was available, he was back completing the installation. Along with leaving our kitchen more than clean, he did some light touch up to the rest of the cabinets installed several years prior. We couldn't have asked more for the work provided by Virginia Kitchen and Bath as well as the service and support we received from this company well after the original project's completion.

When a leak in our upstairs bathroom threw a curveball our Memorial Day weekend, we decided to turn lemons into lemonade and remodel! We got several quotes and decided on Virginia Kitchen and Bath because they had beautiful, luxury-level results at our price point and did not sacrifice quality. It was a great choice! The design process with Burak was smooth from start to finish. He had the perfect balance of expertise and willingness to incorporate our ideas. I didn’t feel steered into a cookie cutter remodel. I felt like I had an experienced guide who knew what worked based on years of working in our community. Once we got started, Emin was professional and responsive. We always knew what was happening with our project, and when we had questions the answers were only a text away. Our day to day team, headed by Angel, were clearly the best in the business. They worked hard through the whole contract, often stopping to get our opinions to make sure everything was just right. The result speaks for itself. Our once dated bathroom with a broken toilet is now our serene oasis. The whole team at Virginia Kitchen and Bath made what could have been a tough summer easy!

This is our second home project with VK&B. The first was a kitchen and minor powder room addition, and the most recent one was a bathroom in our guest house. We've been pleased with the outcome of both projects. They've done quality work for us. One thing that stands out for me is their flexibility. We've been on long trips during both jobs, which would normally make me very nervous about not seeing progress. But I was able to facetime with the crew for issues/questions/updates and they sent pictures every couple of days. I also appreciate their willingness to come back to address issues after the project is done. Their nice people, too. All in all - I'm pleased. I've used them twice and will get a bid for any future projects as well.

I recently hired VA Kitchen and Bath to do a full remodel of a full hallway bath. We wanted to go from a tub with shower curtain to walk in shower and basically update the entire bathroom. After getting quotes from two other companies and hearing the “you can only get this price today” pitch a few too many times, I saw an advertisement in the local newspaper and gave the Leesburg location for VA Kitchen and Bath a call. After speaking with Akin (Senior Designer), I was feeling great. My wife and I went into the design center the next day and we had our entire remodel picked out within an hour. Akin was extremely helpful and extremely transparent with pricing. The price was fair and stable and he put us under no pressure to sign on the spot. We signed a contract and within a few weeks I was introduced to a very nice project manager, Emin, and lead technician Johnny as the project got started. Johnny and his crew were always very courteous and kind and they did a really fantastic job cleaning up each day after the work day ended. We are enjoying our completely remodeled bathroom and it looks really great too! Many thanks to VA Kitchen and Bath for a job well done.

We recently had VKB do a remodel of a master bathroom. From design to selection of all materials and fixtures, through construction and follow-up they performed professionally and expertly. The original jetted bathtub, now gone, had a tile mural centered over it. Jose’ carefully removed the mural and expertly placed it into the new shower wall. We rate our experience with this company as excellent and would gladly hire them again to do an improvement project.

We had 4 kitchen remodeling estimates and several more scheduled when Burak came to give us an estimate. As he walked into the house, it was very apparent that he was a true professional. He was ready with a design the fastest and we were immediately blown away by the beauty and function of his kitchen design. We cancelled all other appointments and went with Virginia Kitchen and Bath, although they were not the lowest estimate. Aykut, the project manager and Javier, the foreman, continued with the excellent professionalism and high quality work. We are extremely please with the results. The general contractor working on remodeling our house was so impressed with Virginia Kitchen and Bath's work that he requested their contact info so that he could use them to do the kitchens on on his further major projects. We highly recommend Kitchen and Bath for your Kitchen and Bath remodeling projects.

I have had VHB redo two kitchens, a master bath and half bath across two houses over the years. The remodel of our current master bathroom was ~4 years ago and was great. Recently the tub filler (Kohler) failed and I reached out asking for proof of purchase so I could reach out to request a replacement from Kohler warranty. Instead , they contacted Kohler for me, registered the warranty for the part under my name and had Kohler ship me the part directly. The part Kohler sent didn't' solve the problem so VHB followed up again and had an equivalent model tub filler shipped to me. I will go back to VHB for any future remodeling, the initial work was great, and even ~4 years later, they went above and beyond to help with something that wasn't their responsibility.

My family has used the services of Virginia Kitchen and Bath in the past. This time we had a small bathroom remodeling project, updating a 80's-era bathroom that was original to the townhouse. VK&B may not be the least expensive option, but I cannot fault the selection of materials or quality of the craftsmanship. Their crews are very diligent, and always asked for guidance to make sure we were happy with the work.

We have had several contractors perform work on our house over the past 12 years and Virginia Kitchen and Bath (VKB) is by far the best. Our bathrooms and kitchen are GORGEOUS. VKB offered us a competitive price, high quality workmanship, superior project management, and insightful design. Plus, the projects were performed at the presented timeline and budget. I want to particularly thank Leon and Bo's thoughtful & creative design ideas, Andy and his team's incredible workmanship on our kitchen, and Faruk, our project manager, who was always immediately responsive to questions we had throughout the process. VKB is the real deal and stands behind its work. Tom & Cathy Buckley, Great Falls, VA, 22066

The transformation of our 1980s master bathroom to its current contemporary style was truly impressive. I took pictures every day of this transformation and we are still stunned at how beautiful our bathroom is. It is my favorite room in the house! VA Kitchen & Bath’s team, professionalism, timeliness, courtesy was exactly as they stated, which is why we chose them. Prior to starting, we knew every step of the process and that alone was very reassuring. Omar, our designer, was very patient with us. At times, the selection process was overwhelming, but his responsiveness and suggestions calmed our concerns. Eliseo, our project manager, and his team were top-notch quality! They were very detail-oriented, diligent, efficient and respectful. They routinely communicated next steps and made sure to keep the space that they used clean and safe at all times. Our bathroom remodel experience with VA Kitchen and Bath was very smooth and professional. All along the way, our numerous questions and concerns were handled very well and the quality of workmanship is great. We highly recommend them and look forward to working with them again in the future. Reston, VA

Incompetent, cutting corners, no project management, do not inform the customers of decisions they make on their behalf. 1. They tried to cut corners every step of the way, including improper plumbing that would have caused a major issue down the road. No electrical inspection, good thing we insisted on it being done, issues were discovered that could have been a concern for safety and would have destroyed our new appliances. 2. There were 3 “must haves” in our remodel and we were told that they will do all three. When the project started, it turned out that 2 were no longer happening. One was due to VKB placing the wrong ordering and us not finding out until it was too late, and the second one was due to them not reviewing the floor plan prior to project start. The 3rd “must have” was at jeopardy as well but, at that point it was a deal breaker for us and they managed to get it done. 3. The project was supposed to be complete in 6 weeks, while we understand that delays happen, going from 6 to 14 weeks with no explanation or communication is unacceptable. 4. The work space was a disaster. 5. While the workers were very polite, the craftmanship was horrible, or nonexistent. Most of the time it felt as if we are the first project they have ever worked on and if we didn’t insist on re-work it would have looked like DIY project. 6. They damaged our furniture with paint splashes, it was not properly covered.

From design, to repeated consultations, to install and completion, VKB did an amazing job. They are straight forward and honest. From Burak Akin (my designer/salesperson) through Matt Bidgood (project manager), they responded to my questions, slight real time alterations, and finished way ahead of schedule. Simply a great job!

Virginia K&B provided an excellent estimate that beat all other estimates. The estimate also included that they would obtain all work permits. There showcase store had almost everything you could ever want in deciding what type of bath you wanted, to include tile, color of tile, color of caulk and all cabinets and fixtures . They showed up on time and immediately put down drop cloths to protect the carpet and floors. They cleaned up before they left for the day. All work was done with absolute professionalism and all details were done with perfection. They also completed the job 1 week earlier than they predicted. I would highly recommend them for any Kitchen and Bath work

We love our bathroom remodel. Virginia Kitchen and bath has a great team. Our designer, Leon, was very easy to work with and the crew did an exceptional job. They always showed up on time and worked hard all day. They were tidy and efficient and very friendly. The job was completed in a timely manner, and the cost was very reasonable. We would recommend them to anyone in the area looking to update a bathroom or kitchen.

Frequently Asked Questions

Do Kitchen and Bathroom Remodels in Leesburg Need Permits?

Many do. The Town of Leesburg lists interior finish-out as requiring a Town zoning permit and a Loudoun County building permit. Loudoun County may also require trade permits when electrical, plumbing, mechanical, or gas work is included. The exact permits depend on the final scope.

Who Issues the Building Permit in the Town of Leesburg?

Loudoun County Department of Building and Development issues building permits within the Town of Leesburg. The Town handles its zoning approval, and the Town states that its zoning permit must be approved before Loudoun County releases the building permit.

Does a Remodel in the Leesburg Historic District Need BAR Approval?

The Town requires a Certificate of Appropriateness for exterior changes in the Old and Historic District. A kitchen or bathroom project that also changes an exterior window, door, vent, or other exterior feature should be reviewed for the applicable preservation requirements before work begins.

Can I Compare Materials at a Leesburg Showroom?

Yes. Virginia Kitchen & Bath's Leesburg showroom is at 213 Crescent Station Terrace SE. The showroom is currently listed as open from 9:00 AM to 6:00 PM on weekdays and 9:00 AM to 5:00 PM on Saturday, with Sunday visits available by appointment.

Should I Keep My Existing Kitchen or Bathroom Layout?

Only if it still supports the way you want to use the room. Keeping plumbing and major utilities close to their current locations can reduce the amount of construction involved, but moving them may be worthwhile when the existing arrangement creates a significant layout problem. The decision should be based on the benefit of the change and the scope it adds.

Start Planning Your Leesburg Remodel

A strong Leesburg remodeling plan connects the room you want with the work, approvals, and materials required to build it. Defining those pieces early makes it easier to compare options without committing to a layout or finish package that creates avoidable complications later.
